This website is operated by Maidwell LLC. Throughout the site, the terms “we”, “us” and “our” refer to Maidwell LLC. Maidwell LLC offers this website, including all information, tools and services available from this site to you, the user, conditioned upon your acceptance of all terms, conditions, policies and notices stated here.
By visiting our site and/or purchasing something from us, you engage in our “Service” and agree to be bound by the following terms and conditions (“Terms of Service”, “Terms”), including those additional terms and conditions and policies referenced herein and/or available by hyperlink. These Terms of Service apply to all users of the site, including without limitation users who are browsers, vendors, customers, merchants, and/or contributors of content.
Please read these Terms of Service carefully before accessing or using our website. By accessing or using any part of the site, you agree to be bound by these Terms of Service. If you do not agree to all the terms and conditions of this agreement, then you may not access the website or use any services. If these Terms of Service are considered an offer, acceptance is expressly limited to these Terms of Service.
Any new features or tools which are added to the current site shall also be subject to the Terms of Service. You can review the most current version of the Terms of Service at any time on this page. We reserve the right to update, change or replace any part of these Terms of Service by posting updates and/or changes to our website. It is your responsibility to check this page periodically for changes. Your continued use of or access to the website following the posting of any changes constitutes acceptance of those changes.
By agreeing to these Terms of Service, you represent that you are at least the age of majority in your state or province of residence, or that you are the age of majority in your state or province of residence and you have given us your consent to allow any of your minor dependents to use this site.
You may not use our products for any illegal or unauthorized purpose nor may you, in the use of the Service, violate any laws in your jurisdiction (including but not limited to copyright laws).
You must not transmit any worms or viruses or any code of a destructive nature.
A breach or violation of any of the Terms will result in an immediate termination of your Services.
GENERAL CONDITIONS
We reserve the right to refuse service to anyone for any reason at any time.
You understand that your content (not including credit card information), may be transferred unencrypted and involve (a) transmissions over various networks; and (b) changes to conform and adapt to technical requirements of connecting networks or devices. Credit card information is always encrypted during transfer over networks.
You agree not to reproduce, duplicate, copy, sell, resell or exploit any portion of the Service, use of the Service, or access to the Service or any contact on the website through which the service is provided, without express written permission by us.
The headings used in this agreement are included for convenience only and will not limit or otherwise affect these Terms.
TERMS OF SERVICE
Effective as January 1, 2018
Our flat rate pricing is quoted based on a normal home conditions and standard size. If the cleaning technician arrives and the home requires special attention and a higher level of cleaning such as a deep clean, heavy duty deep cleaning, or an extreme cleaning we will adjust your booking and price. Additionally, if the square footage of your home is not within the standard sizing and exceeds 3,000 sq ft we will adjust your booking price. We will inform you before the technicians begin cleaning and any price changes are made.
You should prepare for your cleaning by having your home de-cluttered before your team’s arrival. If our cleaning professionals must help organize and clear areas before cleaning you will be charged for the extra time involved and in certain circumstances, you may be refused service, and incur a $60 fee. A general rule of thumb is it should take no more than 2 minutes for our cleaning professionals to de-clutter a room before beginning cleaning.
Waiver of expertise: We are not tile, grout, carpet, stone, flooring, caulking, sealing, paint, and plumbing, metal, electrical, or upholstery experts. Our professionals are trained to clean and sanitize. While our professionals are trained in methods of cleaning a variety of common household surfaces, our professionals do not treat or restore damaged materials and surfaces. If you need a specialist, we are always happy to recommend one.
We reserve the right to refuse you service if we encounter anything that may endanger our cleaning professionals. This includes but is not limited to mold, hoarding, pest infestation, abnormal buildup, etc.
- Standard Cancellation Fee:
Maidwell Cleaning LLC will give 1 grace pass for recurring clients on cancellations fewer than 24 hours before your service time, after that, clients will incur a $40 fee if our cleaning professionals are unable to access the property and if we cannot reach you. A cancellation of a one-time cleaning within less than 24 hours notice will result in a charge of $40. Please be sure to provide entry instructions if you will not be home. We reserve the right to charge our standard cancellation fee for any and all lockouts. If the cleaning technician arrives to your home, and you cancel the service upon arrival you will be charged 50% of the total booking.
- Anti-Discrimination Policy:
Maidwell cleaning does NOT discriminate based on race, creed, religion, color, national origin, age, physical or mental disability, marital status, or sex (including pregnancy), physical or mental disability. Our cleaning technicians are male and female and we reserve the right to determine which cleaners are sent on jobs.
- Cleaning Supplies / Equipment:
Maidwell Cleaning LLC provides products and nearly all equipment required for cleaning your home. It is required that your home has running water and working electric outlets. We reserve the right to charge our same day cancellation fee if we are not provided with running water or electricity. Our cleaning professionals are not allowed to climb ladders and will only go as high as a two-step step stool. For move-in/out cleanings we will clean inside of cabinets, but will not clean the cabinet tops if they are beyond the two-step step stool height. If you would prefer us to use your personal cleaning products or equipment such as a vacuum or mop, please leave it out and include this request in your special account instructions. We are not responsible for ANY damage caused by cleaning products provided by the customer.
- Cleaning Guarantee:
Our work is done to demanding specifications and we will provide a 24-hour guarantee. It is your responsibility to notify us of any problem within this time period; a phone call or email is best. We will come back to your house for an inspection if agreed upon by management and correct the problem as soon as our schedule permits it. We will make every effort to be reasonable in unfortunate situations, but your house will not be re-cleaned if there is evidence of family members, guests, faulty/unmaintained equipment, break-ins, contractors, pets, acts of god, or any other unreasonable/unexpected factors have resulted in the dirtying of areas recently cleaned by our cleaning professionals. Maidwell Cleaning LLC does not guarantee a total home cleaning unless you approve a total home cleaning with a quoted amount of hours that may require up to 8 hours with multiple cleaners.
- Confirmation:
Booking a service online DOES NOT guarantee you a spot for that date/time. Your booking is not confirmed until you have received an official confirmation email. It is the customer’s responsibility to review the booking confirmation and the terms of service. Days and availability can be subject to change due to unfortunate circumstances. We will resolve these issues ASAP.
- Hourly Pricing & Time Adjustments:
Maidwell uses flat rate pricing to provide estimates for most jobs. Our flat rate pricing is based on normal home conditions and standard size. If the condition of your home is worse than expected or larger than expected , we will charge using our hourly pricing of $55 per hour per cleaner. Maidwell will adjust the price based on the hourly rate or refuse the service before cleaning begins. There is a 3 hour minimum for all jobs priced at the hourly rate. If the cleaning takes less than 3 hours, the customer will still be charged for the 3 hour minimum. For all hourly jobs, the cleaning technician will clean for the number of hours purchased, and will stop at the end of the time. If the size of your home is larger than 3,000 sq ft we reserve the right to adjust the price or refuse the service. If an adjustment is required, hourly pricing will be used. Any cleaning that will exceed time quoted will have the option to either extend the cleaning at our hourly rate.
- Breakage:
Our cleaning professionals have been trained in the proper and safe handling of items in homes. Unfortunately, accidents still occasionally occur. If this happens, you will be notified by our cleaning professional, or left a note, and given a phone call. Reimbursement will be made up to $250 with a copy of your replacement receipt or a quote on a replacement for a similar item. Items that cannot be replaced due to sentimental or antique value should be reported to Maidwell Cleaning LLC BEFORE service begins. We reserve the right not to touch an item. Reimbursement for items over $250 may be handled by our insurance provider. All damage must be reported within 24 hours. We will contact you after we receive notification. If we do not hear from you within the next 30 days, we will assume you do not want to have us resolve the issue and the situation will be considered settled and rendered void.
- Theft
The best protection is taking precaution. Please DO NOT leave out any money or valuables which could be lost or taken. When we find valuables left out, we will clean around them. If a theft is suspected, our insurance requires that you file a police report with your local authorities before contacting Maidwell Cleaning LLC. Maidwell Cleaning will file a report with our insurance company once the Police report has been filed and the report number has been provided.
- Direct Hiring of Our Cleaning Professionals.
Maidwell Cleaning LLC invests heavily in procurement to find quality cleaners. Hiring OUR current, Ex-worker(s) and/or accepting side propositions from the cleaner makes you liable for an employment referral fee of $500.00 if you directly employ (legally or cash basis) anyone currently or formerly employed by or contracted directly through us within the 2-year period following your most recent service. By using our service, you agree to notify us of any attempts to solicit or accept illegal business, otherwise; Attorney, Legal and miscellaneous expenses incurred to investigate and/or collect this fee will be added to any fees owed if we or any other party discovers this employment.
9. Cleaner safety
Maidwell Cleaning LLC reserves the right to remove its cleaners from your home should the environment become unsafe; our same day last minute cancellation policy will apply.
- Pets and Pet Fee
We will gladly work around pets. If your pet becomes anxious or presents a safety concern, Maidwell Cleaning LLC reserves the right to remove its cleaners from your home and request that the pet be placed in a crate or behind a locked door. If a cleaner leaves your home prior to completion, Maidwell Cleaning LLC will charge you the full amount.
- Right to Refuse Service
Cleaning professionals have the choice to leave upon arrival if the home is in extreme condition which includes but is not limited to the presence of mold, insects, pungent odor, infection, rotting, infestation, rodents, urine or feces, hoarding, excessive clutter, or in a neglected state. This policy also applies to our cleaning professionals feeling unsafe/threatened. If you book a cleaning online for a property that is not in reasonable condition, such as requiring a cleaning up after a large party, hoarding, or extreme neglect, the cleaners may refuse service immediately at-will and you will be charged 50% of the total cost of the booking. Additionally, cleaning technicians will not be subjected to verbal or physical abuse. The technician will be removed immediately.
12. Clutter
We require all non-decorative items to be picked up off the floor. Our rule of thumb is that the cleaners have 2 minutes to organize in each room or they are directed to pile all clutter in one area and clean around it. If the technician requires extra time to declutter before cleaning, the price will be adjusted at our hourly rate to accommodate for the extra time required to organize items before cleaning can begin. Please secure any important such as: important paperwork, medications, and sentimental items, if you are concerned about them being lost, accidentally discarded, or moved. If items are not decluttered before your cleaning appointment, and the technician accidentally discards, moves or misplaces the item, Maidwell is not responsible for replacing, refunding or reimbursing the customer for any items.
13. Dishes
Maidwell Cleaning LLC’s policy is to clean dishes if the customer selects this option as an extra on the booking form. Cleaned dishes will be stored in a countertop rack or in a nearby dishwasher in suitable condition.
- Oven
Maidwell Cleaning LLC requires booking an extra add-on for oven cleaning EXECEPT when booking a Move-in/move clean. Maidwell Cleaning LLC will clean the inside of your oven manually, however, we will not under any circumstances run the self-cleaning cycle on your oven. If you would like the self-cleaning cycle run, then you may run it with enough time that it is finished before we arrive and we can then clean out the residue during your appointment.
- Large and Heavy items.
For safety and liability reasons, Maidwell Cleaning LLC will not allow its Cleaning Professionals to lift or move heavy items or furniture weighing over 20 pounds. Please pull out appliances and move any furniture PRIOR to the cleaning appointment.
- Satisfaction Policy:
Maidwell Cleaning LLC cannot guarantee the results of mini-blind dusting, grout, chandelier, vaulted ceiling, or ceiling fan dusting. Mold remediation is a specialty. Maidwell Cleaning LLC does not provide mold remediation and cannot be liable for any mold, urine or feces related risks in the client’s property. Maidwell Cleaning LLC does not assume responsibility for the restoration of severely worn, stained or mildewed caulking and grout. This includes split wood floors and cabinets. If your home has been neglected, we will do our absolute best to get it clean, but we cannot restore areas that have been neglected. If the home is old and there is build up over many years, we can clean the home, but we can NOT restore. If the customer feels an area was overlooked or was not cleaned properly, it is our policy to send a cleaner to re-clean the areas discussed. Maidwell will do our best to return within 24 -48 hours. The customer must be willing to make time to give the team access to the home to re-clean designated areas. We will not conduct a re-clean beyond the 48 hour window. If the re–clean is not performed with the 48 hour window, the customer will be offered a discount on a future cleaning.
- Keys
We will not hold on to client’s keys. If you would like to provide us access to enter your property, we will provide a keypad lockbox on your property for a one-time cost of $40.
- Inside of appliances:
Maidwell Cleaning LLC can clean the inside of a refrigerator and oven when the customer books these extras on the booking form. If these extras are not booked, then the cleaning technician will not clean these items (unless the customer is scheduled for a move-in or out cleaning.) If the condition of the appliance exceeds a standard clean, cleaning professionals have the right to refuse. If it is a move in/move out, all food needs to be removed. We will not be responsible for disposing of unwanted food items. We do not clean inside the washer and dryer, but will wipe down the exterior.
- Trash Removal
Maidwell Cleaning LLC does not offer junk/trash removal. A trash can must be present or instructions on where to place trash must be given.
20. Unattended Minors
Maidwell Cleaning LLC will not provide service to homes that have unsupervised minors. An adult over the age of 21 must be present at ALL times when cleaning technicians are servicing the home. We reserve the right to end service before completion and the full service price will be charged.
21. Walk-through and Photos
Our cleaning technicians are trained to ensure that you are happy with your cleaning before leaving the home. They will walk through and allow you to inspect all areas cleaned. All cleaning technicians are trained to take before and after photos to show proof that the job was completed to company standards. When a customer completes a booking, they are providing consent to Maidwell Cleaning allowing the main areas of your home to be photographed . Maidwell reserves the right to use any photos in promotional materials.
ACCURACY, COMPLETENESS AND TIMELINESS OF INFORMATION
We are not responsible if information made available on this site is not accurate, complete or current. The material on this site is provided for general information only and should not be relied upon or used as the sole basis for making decisions without consulting primary, more accurate, more complete or more timely sources of information. Any reliance on the material on this site is at your own risk.
This site may contain certain historical information. Historical information, necessarily, is not current and is provided for your reference only. We reserve the right to modify the contents of this site at any time, but we have no obligation to update any information on our site. You agree that it is your responsibility to monitor changes to our site.

Prices for our products are subject to change without notice.

ACCURACY OF BILLING AND ACCOUNT INFORMATION
We reserve the right to refuse any order you place with us. We may, in our sole discretion, limit or cancel bookings. In the event that we make a change to or cancel an order, we may attempt to notify you by contacting the e-mail and/or billing address/phone number provided at the time the order was made. We reserve the right to limit or prohibit orders that, in our sole judgment, appear to be placed by dealers, resellers or distributors.
You agree to provide current, complete and accurate purchase and account information for all purchases. You agree to promptly update your account and other information, including your email address and credit card numbers and expiration dates, so that we can complete your transactions and contact you as needed.
OPTIONAL TOOLS
We may provide you with access to third-party tools over which we neither monitor nor have any control nor input.
You acknowledge and agree that we provide access to such tools “as is” and “as available” without any warranties, representations or conditions of any kind and without any endorsement. We shall have no liability whatsoever arising from or relating to your use of optional third-party tools.
Any use by you of optional tools offered through the site is entirely at your own risk and discretion and you should ensure that you are familiar with and approve of the terms on which tools are provided by the relevant third-party provider(s).
We may also, in the future, offer new services and/or features through the website (including, the release of new tools and resources). Such new features and/or services shall also be subject to these Terms of Service.

SEVERABILITY
In the event that any provision of these Terms of Service is determined to be unlawful, void or unenforceable, such provision shall nonetheless be enforceable to the fullest extent permitted by applicable law, and the unenforceable portion shall be deemed to be severed from these Terms of Service, such determination shall not affect the validity and enforceability of any other remaining provisions.
TERMINATION
The obligations and liabilities of the parties incurred prior to the termination date shall survive the termination of this agreement for all purposes.
These Terms of Service are effective unless and until terminated by either you or us. You may terminate these Terms of Service at any time by notifying us that you no longer wish to use our Services, or when you cease using our site.
If in our sole judgment you fail, or we suspect that you have failed, to comply with any term or provision of these Terms of Service, we also may terminate this agreement at any time without notice and you will remain liable for all amounts due up to and including the date of termination; and/or accordingly may deny you access to our Services (or any part thereof).
